Often in the very early planning stages of a proposed building project is the need for Pre-Construction services. As part of this service Wurster works with our clients to help provide input on issues such as feasibility, constructability, and conceptual project cost estimates. This service is vital in helping you make a “Go” or “No Go” decision about proceeding with the project. Then, we work with you and your architect to complete the Pre-Construction phase of your project. This includes:
- Establish budget
- Establish projects schedule and critical path
- Design, schedule and budget revisions
- Establish final scope of work
- Project Design
- Value Engineering
- Establish control estimate (maximum allowable budget)
- Pre-qualify subcontractors and secure multiple bids for all trades
- Review bids with owner prior to award, if owner desires
- Review scope of work and qualify all received bids
- Finalize control estimate or establish a Guaranteed Maximum Price (GMP)
